Privacy Policy

This notice describes the current Neluxsis Vacation Condo Intelligence platform. Historical residential records may be securely retained for continuity and legal obligations, but are not offered as a public Neluxsis product.

1. Scope

Neluxsis LLC, doing business as Neluxsis, operates neluxsis.com and is responsible for the personal information described in this policy. This policy applies to accounts, destination, building and unit pages, owner and manager claims, structured guest experiences, contributions, photos, communications, analytics, payments, and related services.

2. Information we collect

  • Account and contact data: name, email address, authentication records, preferences, and support communications.
  • Guest experiences: stay context and structured responses about cleanliness, beds, kitchen, Wi-Fi, photo accuracy, view, parking, elevators, noise, and whether you would stay again.
  • Owner and manager information: claimed building or unit, role, verification evidence, contributions, responses, booking links, photos, and notification preferences.
  • Technical and usage data: IP address, browser, device, security events, pages viewed, searches, comparison activity, timestamps, and coarse location supplied by infrastructure.
  • Uploads: images, metadata, moderation records, and information you voluntarily provide. Do not upload government identifiers, financial-account numbers, passwords, or unrelated personal information.
  • Payments: Stripe processes payment credentials. We may retain customer, subscription, product, amount, status, and transaction references, but do not store complete card numbers or CVVs.
  • Booking records: when a unit is eligible for Neluxsis booking, we collect traveler and owner identity and contact details, exact-unit and stay dates, party size, pricing and tax snapshots, payment and payout references, cancellation, refund and dispute records, fraud indicators, property-compliance information, and versioned legal acceptance records.

Payment onboarding and checkout use Stripe-hosted or Stripe-supported collection. Neluxsis does not intend to collect or store full card numbers, card security codes, raw bank account or routing numbers, bank credentials, government identity documents, or complete tax identifiers when the payment provider can collect them directly. Booking is currently limited to individually eligible Gulf Shores units; Orange Beach and other markets remain unavailable until separately activated.

3. Public and sourced condo information

Building and unit profiles may contain government records, municipal information, official building materials, owner-authorized contributions, field research, editorial work, and moderated guest experiences. We retain source, retrieval, confidence, and moderation information where applicable.

We intentionally avoid importing owner names, private mailing addresses, account numbers, and unrelated personal information from public property systems. Information that is public elsewhere is not automatically appropriate for publication on Neluxsis.

4. How we use information

  • Operate authentication, accounts, search, comparison, claims, moderation, notifications, billing, analytics, and support.
  • Create and maintain permanent Destination → Building → Unit identities.
  • Review, publish, label, correct, restrict, or decline experiences and contributions.
  • Verify claimed connections while preventing owners from hiding experiences or manipulating scores.
  • Detect fraud, abuse, security threats, duplicate identities, and prohibited content.
  • Improve coverage and measure aggregate platform performance.
  • Comply with law, protect rights, and preserve evidence of disputes or enforcement.

5. Dell-first infrastructure and service providers

Neluxsis runs its production application, database, and backups on company-controlled hardware and attached storage. Managed providers may be used where availability, secure public access, transaction integrity, deployment, or operational necessity requires them.

The providers we currently rely on, and what each one receives:

  • Stripe — payment processing. Receives payment credentials and transaction details.
  • Cloudflare — public access and network protection for neluxsis.com. Receives request metadata including IP address.
  • Google — Google Sheets holds an internal operational copy of account records and terms-acceptance records so the company can review them outside the application. Google Places returns public place data for property and address lookups and does not receive your account details. Google Street View / Google Maps Platform may display street-level building imagery on building and unit pages; the imagery is requested and shown directly from Google’s service, is not permanently stored by Neluxsis, and Neluxsis does not claim ownership of it. Neither service receives your account details.
  • Email delivery provider — receives the address and content of messages we send you, such as verification, password reset, and notifications.
  • Backblaze B2 — encrypted off-site archive storage.

We may use hosting, database, storage, authentication, email, monitoring, analytics, payment, security, and property-data enrichment providers. Property-data enrichment providers receive property and address information to return public property records and market data; they do not receive your account or contact details. These providers process information for us under their own legal terms and only as needed to provide the relevant service. Infrastructure may change without changing the purposes described here.

6. Weather, tides and external links

Neluxsis requests forecast and alert data from the National Weather Service and tide predictions from NOAA through our server. Destination pages also link to municipal beach-safety reports, tourism resources, maps, events, businesses, and external booking sites. When you follow an external link, the destination operator receives information under its own privacy policy.

7. Public display and sharing

Approved experiences, contributions, photos, owner responses, source attribution, and profile information intentionally designated for publication may appear publicly. We do not publicly display claim evidence or private moderation and risk notes.

We do not sell personal information. We may disclose information to service providers, with your direction, in connection with an actual or proposed merger, acquisition, financing, reorganization, bankruptcy, or sale of all or part of Neluxsis’s business or assets, to investigate abuse, or when reasonably necessary to comply with law or protect users, Neluxsis, or others. Mentioning this category of disclosure does not mean any such transaction is planned or underway.

8. Owner permissions and privacy boundaries

Verified owners and managers may receive analytics and notifications concerning claimed identities, but do not receive a traveler’s private account data merely because that traveler submitted an experience. Claims do not permit deletion or suppression of experiences, access to private moderation material, or score manipulation.

9. Cookies and analytics

Essential cookies support authentication, security, and preferences. Analytics or similar storage may measure aggregate usage when permitted by your choices and applicable law. See the Cookie Policy.

9A. Email and marketing choices

Account, purchase, security, moderation, claim, and support messages are transactional communications necessary to provide requested services. Promotional email is separate: creating an account, contacting support, joining a property claim, or purchasing does not by itself grant marketing permission.

Marketing messages identify the sender, use accurate subjects, include the configured postal address, and provide an unsubscribe method. You may withdraw optional marketing permission through the email preferences page. Withdrawal does not stop necessary service communications.

9B. AI-assisted features

If an AI-assisted summary or chat feature is displayed, submitted prompts and relevant context may be processed by an AI service provider to generate a response. AI output can be incomplete or wrong and is labeled as AI-assisted; verify important property, booking, safety, legal, and financial information using cited or official sources.

10. Retention

We retain data for the period needed to operate the service, maintain identity and moderation integrity, resolve disputes, enforce agreements, provide backups, and meet legal or accounting obligations. Public condo facts and moderation audit records may remain after an account closes when necessary to preserve platform integrity. Deleted data can remain temporarily in restricted backups until routine expiration.

Legal-consent and transaction records are retained for the applicable limitations, dispute, tax, and accounting periods; security logs are retained according to risk; declined submissions and moderation evidence may be retained to prevent abuse; and claim evidence is restricted and removed or de-identified when no longer reasonably needed. Exact periods can vary when litigation holds, investigations, or law require.

11. Security

We use access controls, encrypted transport, authentication, role boundaries, backups, logging, moderation controls, and vendor safeguards appropriate to the service. No storage or transmission system is completely secure. Notify us promptly if you suspect unauthorized access.

12. Your choices and rights

You may request access, correction, deletion, or a copy of eligible personal information; unsubscribe from optional email; change cookie preferences; or challenge an inaccurate public association. Some information may be retained where required for security, moderation integrity, disputes, legal obligations, or legitimate business needs.

Instructions for verified requests and authorized agents appear on our Privacy Requests page. You may appeal a denied request by replying to the decision. Neluxsis does not sell personal information or use sensitive personal information to infer characteristics.

Residents of jurisdictions with additional privacy rights may exercise those rights without discriminatory treatment. We will verify requests before acting.

13. Children

Neluxsis accounts and submissions are not intended for children under 13. Paid services, claims, and contractual participation are intended for adults. Contact us if you believe a child supplied personal information.

14. International processing

Information may be processed in the United States and other countries where providers operate. Where required, we use appropriate safeguards for international transfers.

15. Changes and contact

We may update this notice as the service and infrastructure evolve. We will change the date above and provide additional notice when legally required.
